Gathers the Client's needs and informs him about the project's technical requirements and attendant professional fees:
- Consultations and ascertain a conceptual framework and related conditions of the project.
- Reviews and refines the owner's space requirements and translates them into an architectural program.
- Prepares an initial statement of probable construction cost.
Preparation of schematic design studies derived from the Project Definition Phase leading to conceptual plans:
- Evaluation of Client's program, schedule, budget, project site, and proposes project delivery methods.
- Prepares initial line drawings representing design studies leading to a recommended solutions.
- Submits a Statement of the Probable of the Probable Project Construction Cost (SPPCC) based on current cost parameters.
Preparation of the following document according to approved schematics and conceptual plans:
- Preparation of Plans, Elevations, Sections, and other drawings.
- Outlined specifications to fix and illustrate the entire project's size and character regarding the type of materials, structural, electrical, mechanical, sanitary, electronic, and communications systems.
- Diagrammatic layout of construction systems.
- Updated SPPCC for submission to the owner.
Preparation of the following document according to approved Design Development Plans:
- Prepares the complete Contract Document consisting of detailed designs and construction drawings, setting forth the work required for the architectural, structural, electrical, plumbing/ sanitary, mechanical, electronic, and communication works prepared by the Architect and the respective professionals involved.
- Prepares (7) sets of all construction drawings and technical specifications for purposes of obtaining a building permit.
- Updates the SPPCC.
- Assists the Owner in filing the required documents to secure government authorities' approval over the project's design.
In this phase:
- Execution and progress of work or the interpretation of the Contract Documents.
- Makes periodic visits to the project site to familiarize with the general progress and quality of work to ascertain that the work is proceeding following the Contract Documents.
- Management of all other business transactions related to the project construction and implementation.
Issuance of the Certificate of Occupancy and all necessary documents.
